This does include 100% of the purchase price, 100% of rehab, and even 100% of closing costs- not to exceed 65-75% of the ARV, depending on the loan. TYPES OF LOANS
Standard Loan Program
• 90% of purchase price and 90% of rehab cost, up to 65% of the ARV.
• You are responsible for 10% of the purchase price, 10% of the rehab price and
all closing costs.
• You are responsible for anything that exceeds 65% of the ARV.
• 12–24-month term.
• No prepayment penalties.
• Non-owner-occupied residential deals, up to 4 units.
PREMIUM/JV Loan Program
* This loan requires the establishment of an equity based LLC or a Joint Venture (JV)
• 100% of purchase price, 100% of rehab cost, and 100% of closing cost up to
70% of the ARV.
• You are responsible for anything that exceeds 70% of the ARV.
• 12–24-month term.
• No prepayment penalties.
• Non-owner-occupied residential deals, up to 4 units.

Residential based properties
Rates start at 1% origination fee and 8.99% annualized interest. Pricing goes up based on 2 risk factors. The first one is your credit score and the second one is your experience.
We do not have a minimum requirement for credit score or experience level.
$30,000 minimum loan amount.
All loans are for investing purposes only. Non-owner occupied.
These are asset based loans
Must have a United States corporate/business entity
Private Money Lender must be in “first lien position”
Hard credit pull during application submittal only.
Minimum closing time is 21 days
Cash Out Re-Finance loans are capped at 50% or $75,000, whichever is less.

Where We Lend
Orange - COGO Capital funds properties in these states with no broker restrictions
Blue - COGO can lend to these states but CHDG cannot broker, JV option still applies
Grey - CHDG cannot broker or JV in these states with COGO, but can refer to another lender
